Terms and conditions

  1. A deposit of 25% of the total rental cost is required and no booking shall be valid until a confirmation receipt has been issued.
  2. When the booking has been confirmed the hirer becomes liable for the total rental cost and the outstanding balance is due at the time specified in the confirmation letter.
  3. The owners take all bookings in good faith but in the unlikely event or occurrence making it necessary to cancel the booking the owner’s liability shall be limited to the monies paid and any amounts will be re-paid.
  4. If the hirers wish to cancel following payment of the deposit they must inform the owners immediately and the owners will make all efforts to re-sell the booking but the hirer will still remain liable for the full cost of the rental should this not be possible.
  5. Provisional booking can be made and will be held for a maximum of 3 days prior to being    re-offered.
  6. The cottages are available at 4 p.m. on the first day and should be vacated at 10 a.m. on the day of departure
  7. The total number in the party must not exceed the sleeping capacity of the cottages.
  8. We cannot accept bookings from minors under the age of 18 years.
  9. The hirer will be responsible for all breakages and damage and must report matters immediately to the owners.
  10. The hirer is responsible for the property and utensils and every effort must be made to leave such in a clean and tidy state.
  11. All children’s play equipment on the premises is used at the hirers risk and children must be supervised at all times when this is in use.
  12. Smoking is not permitted in any of the cottages
  13. Any issues with the cottages must be raised with the owners or their representatives prior to your departure as errors or omissions cannot be rectified after your departure.

Short Breaks

  1. Outside of the main holidays of Easter, Whitsun & the school summer holidays we welcome guests for short breaks. Arrival can be on any day of the week. Please call for prices and availability.

Additional Items

  1. Prices include electricity, heating, bed linen and towels for use in the accommodation.
  2. High chairs and travel cots are provided free of charge by arrangement prior to arrival.


  1. Dogs are welcome (a maximum of 2 per cottage).
  2. Owners are responsible at all times to ensure that dogs are kept under control. Dogs must not be left alone in the cottages at any time without consent of the owners of Allender Farm. It is essential that the owners clear up after their dogs at all times.

Grocery Delivery

  1. Your grocery items can be delivered by most major supermarkets to take the pressure off your planning. Please advise us prior to your arrival of the time slot allocated so we can be in to accept the delivery if it arrives before you do.

Meals on arrival

  1. Home made bread and soup, a casserole or something similar can be provided for the day of your arrival subject to prior arrangement.

Baby Sitting

  1. Can be arranged with the owners.
